The necessity for this service often starts with the realisation that a client has built up a sizeable portfolio and now needs strategic asset management advice in order to ensure their portfolio is being run to the best of its ability.
What do we do?
As a priority we always aim to make sure all vacant accommodation is producing income as soon as possible and to minimise voids through active tenant contact. We also prepare and monitor lease event diaries so we can identify and action opportunities early such as rent reviews, lease renewals and break options.
Outside the role of our specialist management company, Envoy, who deal with the day-to-day management (dealing with general queries, inspections, rent collection, service charge administration, VAT returns etc) we look at all stages of the property life cycle, including acquisitions, rent reviews, lease renewals, managing end of lease repair liabilities and disposals.
We provide quarterly updates on all issues from letting and sales to progress reports on all lease events including scheduled repairs. This is all done via one single point of contact.
At your financial year end we conduct an annual review of the portfolio, providing updates on values and analysing performance against income and capital growth year-on-year over the length of the ownership.
