Overview

Bell Park Industrial Estate was purchased by Plymouth City Council in 2016 and benefitted from significant investment in the site by the Council. The Estate provides 23 industrial units from 1400 sqft to over 6000 sq ft for a range of mixed use tenants.

Situation

The Estate has not been fully let for nearly 10 years so Plymouth City Council instructed Vickery Holman to market the vacant units.

Solution

The Plymouth Agency team worked hard to market the Estate and achieved 5 lettings in 2020, meaning the Estate was fully let for the first time in 10 years. The occupancy rate was assisted by the investment in the facilities, making the site more attractive to tenants.

Outcome

The Lease Advisory team worked with the Agency team to carry out rent reviews and lease renewals across the estate, resulting in an increase in rental income by £55,000 and bringing out-of-date rental rates in line with market values.
