Overview

Our client, the owner and occupier of a property in Constantine Bay, appointed Vickery Holman to challenge their council tax band.

Situation

Whilst the neighbouring properties on the estate were all valued in council tax band F, our client’s property was placed in band G, despite being on a smaller plot with less extensive accommodations. Comparable properties in bands F and G offered larger plots, superior living accommodations, and typically included more bedrooms, bathrooms, and reception rooms than the subject property.

Solution

We conducted a thorough inspection of the property, verifying the floor areas and facilities. We then submitted a detailed challenge to the Valuation Office Agency (VOA), complete with an accurate floor plan and supporting photographic evidence, along with substantial comparable evidence to justify a reduction in council tax band.

Outcome

The VOA agreed to lower the property’s council tax band to F, resulting in savings of £458.74 for the current 2024/25 tax year, with ongoing savings in future years.
