Environmental Sustainability

Compared to other Environmental Consultants, Vickery Holman’s services are delivered by specialist RICS Chartered Surveyors who have hands-on knowledge and experience of all aspects of construction including Environmental Consultancy. They are supported by our Valuation and Professional Services surveyors and consequently we offer comprehensive ‘value added’ property advice on construction environmental issues that helps optimise asset values.

Minimum Energy Efficiency Standards (MEES)

From April 2018 it will be unlawful to let residential or commercial properties in England and Wales with an EPC Rating of F or G. For example, if you own or are the head lessee of a circa 1930s concrete framed industrial unit with a corrugated sheet roof then the Energy Act may affect your building(s).

With a team of Building Surveyors spread across the South West, Vickery Holman can provide clients with the expertise required to review EPCs, identify viable upgrades and implement them to ensure your properties are protected against current and future energy efficiency liabilities.

Such improvements could provide ongoing heating and energy cost savings, making the property more attractive to prospective Tenants and enhance the value of the building.

Our advice can form part of the asset management of your property portfolio, with our property managers and valuers being able to assess the longer term impact on value.

Energy Audits

We can inspect both residential and commercial properties to assess and review the need and/or potential for undertaking energy efficiency upgrades. The advice will include not only the best and most cost effective method but also highlight which produces the best result in terms of long term asset management. This could range from external insulation and boiler replacements to change of use or development.

Energy Efficiency Upgrades

Once the most appropriate method(s) of energy efficiency improvements have been identified Vickery Holman have experienced Building Surveyors who can assess the viability of works prior to specifying the most appropriate materials and importantly designing the detailing which is so often the key to a successful outcome. Appointing contractors and managing their work is another key factor to successful improvements, which is something we are able to assist with.

Renewable Technology

In 2012 and 2013 rents on BREEAM (Building Research Establishment Environmental Assessment Methodology) certified buildings increased by 24.8% and 19.7% more than no-green buildings (World Green Building Council). Certifying your building as environmentally sustainable is becoming a sensible investment.

Whether achieving BREEAM status is a personal ambition, asset management investment, a planning condition or funding requirement you need to engage a BREEAM Assessor as early as possible. Early involvement will maximise the effectiveness of the Assessor’s advice as BREEAM involves a holistic approach to development and not simply a building design. This will ensure the most cost effective way of realising the desired rating is identified and incorporated throughout the project.
