Housing Projects Across Devon
With Devon’s natural beauty, thriving communities and growing economy, the region is seeing a surge in housing development. The scale of new development is significant and often met with mixed responses. On one hand, new homes can help alleviate the pressure on local housing needs and support overall economic growth however, the rapid expansion can also put strain on infrastructure, public services and education.
Local councils are under ever growing pressure to balance housing demand whilst maintaining Devon’s nature beauty and appeal. Public consultations and neighbourhood planning groups are often playing a more active role in shopping how these developments unfold.
Turning to major projects across the county, Exeter is one of the fastest-growing cities in the South West with major expansion works currently taking place. The South West Urban Extension is set to deliver over 2,000 new homes alongside schools, community facilities, and a park-and-ride. Combine this with the continuing expansion of the new town of Cranbrook, significant development at Tithebarn and other expansion, Exeter is set to be a key part of the city’s long-term vision to accommodate rising demand and strategic growth.
In Plymouth, the Plymouth Joint Local Plan with West Devon and the South Hams guides development like Sherford, a major new town located on the city’s eastern boundary. The plan accommodates over 5,500 new homes, with the aim of Sherford being built with a focus on walkable communities, green spaces, and strong transport links into the city centre.
Development across the rest of Devon is prominent and Local Plans continue to shape existing and future residential developments. Projects such as Inglewood near Paignton aims to provide around 400 homes, although not without local debate over the land use and environmental impact. Smaller infill developments in areas such as Brixham are also contributing to meeting new housing targets without large-scale urban expansion.
New Housing Developments in Devon: Building for the Future
Many new builds across Devon are being brought forward with strong emphasis on sustainable design. Developments such as Sherford are built to eco-town principles, with high-efficiency standards, photovoltaic panels and green transport planning.
In North Devon, there are several smaller projects trialling passive haus standards which aim to reduce energy consumption. Local planning authorities are increasingly demanding better insulation, rainwater harvesting systems, EV charging, and biodiversity-friendly landscaping.
Affordability remains a key concern throughout. While many developments include a proportion of ‘affordable’ homes, many local residents still struggle with the high prices and limited availability. Policies are in place to try and manage this such as ones in Exeter and Mid Devon who have set out to ensure that at least 25-30% of homes in major developments are affordable.
Devon’s housing pipeline is active and ambitious. While these developments are essential to meet growing demand, they must be balanced with the needs of the local communities, affordability concerns and long-term sustainability.
